What these numbers tell you
The median price is the middle of the closed-sale sample. It is not an estimate for your property. The mix of homes sold can change the median even when a particular home’s market position is unchanged.
Median days on market describes the reported marketing time of homes that sold. It does not predict when your home will close, and it leaves out homes that have not sold.
What the snapshot cannot tell you
These three measures alone do not establish whether prices are rising or falling, a sale-to-list ratio, active inventory or months of supply. This page does not infer those figures. Condos, townhomes and a specific price band may behave differently from this single-family sample.
Use it to ask better questions
- Which recent sales match my layout and condition?
- What will buyers compare my home against today?
- How much preparation and timing flexibility do I have?
- What price range leaves a workable budget for my next move?
